How our process works?
Review Property
Review photos and information provided on www.wh4sale.com. To gain access to the property please contact us for instructions.
Submit Offer Online
If you decide you want the property, making an offer is easy. Let us know by using the “SUBMIT AN OFFER” button. Input your contact information, offer and any questions.
All offers are “AS-IS” with no contingencies.
Closing
Closing is very easy & similar to any other “typical” real estate transaction. We handle sending contracts, communicating with title companies, and scheduling the closing.
You are also responsible for ALL closing costs.
Accepted Offer
If your offer is accepted you will be notified and we will follow up with the contract details. It's a very simple process and we make it painless for all parties involved.
Contract must be signed within 24 hours.
You will be responsible to deposit a $1,000 non-refundable earnest money with Escrow Agent within 3 business days of an executed contract.

Do You Only Work with Cash Buyers?
Cash buyers are preferred but we also will consider financed offers.
How Fast Does a Deal Need to Close?
Closings are about 2-3 weeks from the date of assignment. A lot of times, we are working with sellers who are in distress and seeking a fast close. Because of that, we work best with investors who have funds available and are quick to make decisions.
Will You Work with Realtors?
Absolutely. Realtors, this is great avenue for you to source leads to bring to your clients. Tack on your commission (whatever you want) and bring us a buyer!
